Summary of services included in the costs

 

Conveyancing costs are for our legal fees including our time and expertise, and disbursements, which are third-party fees paid on your behalf. Standard quotes cover ID checks, reviewing title deeds, drafting and negotiating contracts, managing property searches, exchanging contracts, and handling final completion and registration.

Conveyancing Legal Fees (The Core Service)

  • Case Setup: Opening the file, verifying identification, and carrying out anti-money laundering checks.
  • Title & Contract Work: Reviewing the legal title, drafting contract packs (for sellers), or examining and approving contracts (for buyers).
  • Enquiries & Liaison: Raising and answering legal enquiries with the other party’s solicitor, managing agents, or mortgage lenders.
  • Financial Management: Handling mortgage funds, calculating balances, and transferring purchase monies.
  • Exchange & Completion: Formally exchanging contracts, setting completion dates, and registering the new ownership with HM Land Registry.

Disbursements (Third-Party Costs)

  • Property Searches: Local authority, environmental, and water/drainage searches to check for local risks or planning restrictions.
  • Anti-Money Laundering & Bankruptcy Searches: Electronic identity and financial background checks.
  • HM Land Registry Fees: Official fees to change the register title or secure a mortgage charge.
  • Bank Transfer/TT Fees: Telegraphic transfer fees for moving large sums of money securely between accounts.
  • Stamp Duty (SDLT) or Land Transaction Tax: Government tax calculated based on the purchase price and your buyer status.

Potential Additional Fees

  • Leasehold Supplements: Extra work required for leasehold properties, such as obtaining management packs or deeds of covenant.
  • Help to Buy / Lifetime ISA / New Build Charges: Surcharges for handling complex government schemes or specialized developer paperwork.
  • Gifted Deposit Verification: Extra checks if a family member is contributing cash toward your purchase.

Indicative timescales for transactions

Sale and purchase transactions are expected to complete within approximately 12 to 14 weeks, subject to satisfactory searches, enquiries, mortgage arrangements and the requirements of all parties in the chain. This timescale is indicative only and cannot be guaranteed.

Abortive fees

Should the matter become abortive we will look to charge an abortive cost for the work carried out on the file up to a maximum of £500 + VAT depending on the stage at which the file has reached.
